The Path To Get Your Home SOLD

Please find below the average selling experience for home owners.

Step 1.

Friendly, No Pressure Interview

The first step is meeting with our lead listing agent, Dr. Lorenz at your home to discuss your situation in a friendly atmosphere. During this meeting, Dr. Lorenz will discuss our marketing plan, including providing you with general market statistics and a comparable market analysis of your home. If you would like to proceed we will finish our meeting with step 2.
Please note: All of our staff will wear a mask indoors, regardless of COVID-19 vaccination status.

Step 2.

Sign Listing Agreement and Complete Listing Documents

Together, we go over the listing agreement and answer any questions you may have. Then, you will fill out the required seller disclosures, as soon as possible so that we can get to work!

Step 3.

Coordinate Professional Photo Shoot

Our listings coordinator will schedule a staging consultation for you to get your home looking its best. Then we schedule your professional photos, home video, and 3 D virtual tour with floor plan. At the time of the photo shoot we will also install the lockbox and yard sign.

Step 4.

Create Listing Materials and Syndicate It

Our copywriter will create an impactful property description and full MLS listing. You will be able to review it and provide feedback before your listing goes live. After you approve the marketing materials, we create property fliers, postcards, and a dedicated property website.

Step 5.

Marketing Campaign

The minute your home is actively listed we start our marketing blitz on all online and traditional offline marketing channels. Online channels include but are not limited to brokerage websites, listing portals, search engines, classified services, and social media. Traditional offline channels include promoting your property to the local area via door knocking, phone calls, and print media. We also hold open houses and network with buyer agents showing properties in your neighborhood. All potential buyers who visited your property website will be retargeted via social media. We have the most aggressive and specific marketing plan of any agent in North Texas!

Step 6.

Coordinate Showings

At your request, we can pre-qualify all buyers before showings and help coordinate showing times. After showings, we provide you with buyer and agent feedback.

Step 7.

Receive Offers and Negotiate

At your request, we can pre-qualify all offers based on your requirements. Then, Dr. Lorenz will negotiate on your behalf and provide you with advice given the current market condition. However, you are ultimately in charge. After you accept an offer, our listing coordinator will keep an eye on important contractual deadlines while Dr. Lorenz will be there to support and advice you going through the different contingency phases.  

Step 8.

Closing and Beyond

Whether you are closing remotely or at the title company office, we will be there with you every step of the way. This is not only to celebrate with you, but to make sure no last minute questions/problems arise. If they do, we are there to advice you on all available options. Following the successful sale, we will continue to support you wherever life takes you next, thereby becoming your forever agent.
